Our Total Property Management option is a full caretaking service tailored to your individual needs. We offer interior and exterior home maintenance consultations and will work with you to determine the home maintenance services your home requires. We will schedule and oversee projects leaving you more time to enjoy your home or while you are away. Our services include but are not limited to the following options:

• Management and consulting on all interior and exterior property maintenance.
• We offer our clients a complete list of professional, licensed vendors in all trades.
• We will interface with all vendors and contractors for scheduled maintenance and estimates.
• Monitor progress of work performed and report progress to homeowner.
• Open and close house at the beginning and end of the season.
• Accept deliveries of packages and other items.
• Snow removal.

We understand the needs of our homeowners are as individual as our clients. We are happy to work with you to formulate a service plan to suit all your needs.

We offer our clients daily, bi-weekly and weekly house checks which include an inspection of the interior and exterior of your home. Our inspections include the following:

• Insure that the heat is operational and the water is turned off at the water main.
• Insure that oil and propane tanks are at proper levels.
• Insure telephone / internet service is operational.
• Alarm response 24/7. Immediate response to an alarm or heat loss.
• Emergency service provided in securing property from storm damage, break-ins and water damage.
• Run automobiles weekly to charge battery or to check chargers.
• Deliver automobiles for scheduled services.

Any problems found are immediately corrected and reported to the homeowner.

We offer our clients complete maintenance and odd Job services.
Our services include but are not limited to:

• Accept deliveries of packages and other items.
• Grocery shopping, errands, mail or package pickup and drop off.
• Remove screens and install storm windows.
• Clean and store outdoor furniture and grills
• Miscellaneous odd jobs: replace blown light bulbs, light carpentry work.
• Grocery shopping, errands, mail or package pickup and drop off.
• Automobile services: Deliver automobiles for scheduled services.
• Car wash and vacuum.

Bookkeeping services our customized to fit our clients needs. Our bookkeeping service include weekly or bi-weekly mail pick-up, mail forwarding and bill payment.

• Bookkeeping is maintained on Quick Books software program
• Reconciliation of all checking and credit card accounts.
• Other clerical and administrative services provided upon request.
• Notary Public

We work with the Real Estate Agent or homeowner to insure a smooth and timely home sale closing.

• Set up and coordinate home improvements to enhance your homes appearance and value.
• Insure your home is in compliance with state fire codes for home resale. We will set up and meet with the local Fire Department for a smoke and carbon monoxide detector inspection and provide installation as needed.
• Arrange to meet with septic system inspectors to insure compliance with state regulation for home resale.
• Obtain water, gas and electric meter readings. Check and fill oil and propane tanks as required prior to closing.
• Coordinate and implement moving service. Assistance in packing and unpacking.
• Arrange for automobile and boat transport.
